NOTE: The Association’s 2025 annual assessment is $380 for the primary lot and $214 for subsequent lots. This fee covers the period from April 1, 2025 to March 31, 2026. The buyer must also register with the Association as a land owner by completing the required document (to be provided along with the recorded deed).

NOTE: The bidder is responsible for determining from the county planning department whether or not a suitable structure can be constructed on the lot. All building plans need approval by the association's Architectural Control Committee. Lots do not have water, septic, or electricity. Auction Terms & Conditions Bidder agrees to comply with these Terms & Conditions as a prerequisite for the Land of Land (“Auctioneer”) to accept the Bidder's Registration and to issue a Bidder Number. The Payment Due will be the final 'hammer' price plus the internet premium (8.5%) and a $695 documentation/processing fee per auction lot won. Payment Due in full within 48 hours from the conclusion of the auction. Invoices over $5,000 must be paid by wire transfer unless previous authorization is granted by the auctioneer. If Auctioneer agrees to accept a payment via credit card, a 3% credit card fee may be assessed. Bidder agrees that insufficient available funds to pay the full Payment Due shall not be a valid defense for non-payment.
